Two docks on the same finger canal in the Moorings can list within a hundred feet of each other, carry the same square footage, and sell for numbers that are not close. The difference usually is not the kitchen or the pool. It is what happens when a boat leaves the dock and heads for open water. One route clears Doctors Pass with nothing overhead. The other passes under a fixed span with a posted clearance, and that single number decides what kind of vessel the property can actually keep.

Buyers touring the Moorings tend to treat "waterfront" as a single category. It is not. A private dock only delivers open Gulf access if the route to Doctors Pass is free of fixed bridges, and in this neighborhood, that is true for a minority of addresses, not the majority.

The Bridges Nobody Photographs

Doctors Pass is the only inlet connecting Moorings Bay to the Gulf of Mexico, a fact the City of Naples confirms directly in its description of the bay as a densely developed, largely artificial waterbody built around that single opening. Every boat in the Moorings canal system funnels through that one pass, but not every boat gets there the same way.

Three bridges sit along the common approach routes, and their clearances vary enough to matter. Gulf Shore Boulevard North crosses the pass itself. Inland, the bridges over Park Shore Drive, Harbour Drive, and Mooring Line Drive set the ceiling for anything trying to reach the pass from the canals behind them.

Eighteen feet clears most sportfishing boats and center consoles without issue. Ten feet is a different conversation. A boat with a 10-foot air draft and a bridge posted at just over 10 feet at mean high water is not a safe match, and sailboat masts rule the route out entirely regardless of the number on the sign. Buyers who assume any canal-front lot in the Moorings can hold whatever boat they already own are making that assumption on faith, not on a measurement.

Why Roughly 50 Addresses Skip the Bridge Entirely

A small cluster of properties near the pass itself never crosses a bridge at all. Local waterfront specialists who track Doctors Pass inventory put the true no-bridge count at roughly 50 homes, concentrated on certain sections of Mooring Line Drive along with Bow Line Bend, Bow Line Drive, Windward Way, and Leeward Lane. Some condo buildings directly on Moorings Bay carry the same distinction.

The word doing the real work there is sections. Mooring Line Drive is not one bridge story. Parcels positioned between the canal and the bridge get the unrestricted route. Parcels behind the bridge get the 10-foot ceiling. Two houses on the same street, a few lots apart, can sit on opposite sides of that line, and the difference does not show up in a satellite photo or a listing description that just says "Gulf access."

That handful of true no-bridge lots has always carried a premium in the Moorings. What changed this year is that a new development turned the distinction into a headline feature rather than a quiet fact a buyer's agent mentions during a showing.

The Development That Priced the Distinction

Kolter Urban is currently building 3300 Gulf Shore on the former site of the Executive Club, a four-story condominium built in 1969 that was damaged during Hurricane Ian and demolished in 2023. The developer acquired the 3.07-acre parcel in early 2025 for $92.5 million, a figure that works out to roughly $30 million an acre before a single tower went up, and construction crews began site work and seawall construction in January 2026.

The plan calls for two eight-story towers holding 51 residences total, with floor plans running from about 2,000 to more than 7,500 square feet. Pricing was announced starting at $3.7 million, and current MLS listings for the project range from $3,899,000 up to $10,429,000. Completion is targeted for late 2027.

Kolter Urban President Brian Van Slyk described the groundbreaking as marking, in his words, "an exciting next chapter for this exceptional waterfront property," a line that undersells the marketing logic underneath it. The project's private marina holds 16 slips accommodating vessels up to 50 feet, and the developer is explicit that the route from that marina to Doctors Pass has no fixed bridge restriction of any kind. Architecture comes from MHK Architecture, interiors from CID Design Group, and landscape design from Architectural Land Design. William Raveis Real Estate is handling sales exclusively. Amenities run to two resort-style pools, a wellness center with cold plunge and spa, a fitness center, a private dining room, a wine tasting area, and a sports and golf simulator lounge, all wrapped around 24-hour concierge service.

Buyers at 3300 Gulf Shore also become eligible, through the Moorings Property Owners Association, for the private Moorings Beach Park, the same amenity available to any Moorings property owner who joins.

What the Bridge Is Actually Worth

The Moorings' own trailing-year sales data puts this new pricing in context. Across the neighborhood, roughly 189 homes changed hands in the year ending April 2026, with an average asking price of $2,408,174 against an average selling price of $2,212,441, a 92 percent list-to-sell ratio, and a blended figure of about $833 per square foot.

3300 Gulf Shore's floor price of $3.7 million sits more than 60 percent above that neighborhood average sale, before factoring in the units pricing north of $10 million. New construction and a marina alone would explain some of that gap. But the developer chose to lead its marketing with bridge-free access specifically, not just marina access generally, because the two are not the same claim in this neighborhood. A slip is only as good as the water it opens onto, and in the Moorings, most slips open onto water that eventually runs under a bridge.

That premium is not new to this project. It is the same premium the roughly 50 existing no-bridge addresses along Mooring Line Drive, Bow Line Bend, Bow Line Drive, Windward Way, and Leeward Lane have carried for years. 3300 Gulf Shore simply made the math visible by attaching a nine-figure land purchase and a headline price point to the same feature.

What to Verify Before You Assume Bridge-Free

For a buyer comparing two Moorings waterfront listings, the bridge question is worth settling before falling for a view or a lanai. A few checks make the difference:

  • Ask for the posted clearance at mean high water for any bridge on the route from the dock to Doctors Pass, not just the nearest bridge to the house.
  • Confirm measured dock depth at mean low water, since bridge clearance and channel depth are separate limits that both have to work for a given boat.
  • Get the exact block or plat position relative to any bridge, since streets like Mooring Line Drive contain both bridge-free and bridge-restricted sections.
  • Check seawall condition and recent maintenance records, which affect whether the dock itself can support the boat the route allows.
  • If sailboat access matters, treat mast height the same way you would treat draft, since a fixed bridge stops a mast regardless of what the hull clears.

None of this shows up in an MLS photo. It shows up in a phone call to the city, a look at the specific bridge posting, and a conversation with someone who has priced boats against these canals before.
