Pelican Bay Real Estate Market Report: Q2 2026
The Q2 2026 Pelican Bay real estate report reveals a market moving at different speeds depending on property type.
Villas experienced the most competitive conditions, with closed sales rising more than 36% as available inventory fell nearly 64%. High-rise and low-/mid-rise condominiums also recorded stronger sales and lower inventory.
Single-family homes followed a different trajectory. Sales activity declined, although available inventory and months of supply also moved lower.
The result is not one universal Pelican Bay market, but several distinct segments requiring different pricing, buying and negotiating strategies.
All statistics below represent 12-month rolling data reported for Q2 2026.
Pelican Bay Market at a Glance
Property type | Closed sales | Average sale price | Inventory | Months of supply |
|---|---|---|---|---|
Single-family homes | 24, down 11.11% | $3,070,625, down 38.88% | 13, down 23.53% | 6.50 |
Villas | 45, up 36.36% | $1,996,018, down 4.04% | 4, down 63.64% | 1.07 |
High-rise condominiums | 93, up 16.25% | $2,188,441, down 4.40% | 60, down 20.00% | 7.74 |
Low- and mid-rise condominiums | 113, up 22.83% | $967,519, down 4.99% | 51, down 21.54% | 5.42 |
The strongest overall theme is increasing transaction activity across Pelican Bay’s attached-home segments while available inventory contracts.
Pelican Bay Villas: The Tightest Segment
Pelican Bay villas produced the report’s most dramatic supply-and-demand shift.
During the rolling 12-month period:
- Closed sales increased 36.36% to 45
- New listings declined 17.78% to 37
- Available inventory declined 63.64% to only four villas
- Months of supply fell 73.33% to 1.07 months
- The average sale price declined 4.04% to $1,996,018
With only 1.07 months of supply, villas represented the most supply-constrained Pelican Bay property category in the report.
The modest decline in average price should not be interpreted as evidence of weak demand. Sales increased sharply while inventory contracted. Differences in size, renovation quality, location and the particular villas sold can materially affect the average in a relatively small market segment.
For villa owners, these conditions may create a compelling opportunity, particularly when a property is renovated and professionally positioned.
Buyers should expect limited selection and should be prepared to act decisively when an appropriate villa becomes available.
Pelican Bay High-Rise Condominiums
The high-rise condominium market recorded stronger sales and meaningfully lower inventory.
- Closed sales increased 16.25% to 93
- New listings declined 11.18% to 135
- Available inventory declined 20.00% to 60
- Months of supply fell 31.18% to 7.74 months
- The average sale price declined 4.40% to $2,188,441
Although sales increased, the 7.74 months of supply indicates that buyers generally retained more choice in the high-rise segment than in the villa or low-/mid-rise markets.
Conditions can vary considerably between individual buildings. Gulf views, floor height, renovation quality, amenities, assessments, reserve funding and building age can all influence demand and value.
A broad Pelican Bay condominium average should never replace building-specific comparable sales.
Pelican Bay Low- and Mid-Rise Condominiums
Low- and mid-rise condominiums recorded the highest number of transactions among the Pelican Bay segments included in the report.
- Closed sales increased 22.83% to 113
- New listings increased 4.07% to 179
- Available inventory declined 21.54% to 51
- Months of supply fell 36.12% to 5.42 months
- The average sale price declined 4.99% to $967,519
This segment experienced a notable improvement in absorption. Despite a modest increase in new listings, sales grew substantially and available inventory moved lower.
At 5.42 months of supply, the low-/mid-rise market appeared more balanced than the extremely tight villa market and less heavily supplied than the high-rise segment.
Buyers may still find negotiating opportunities, but the decline in available inventory makes accurate preparation increasingly important.
Pelican Bay Single-Family Homes
Pelican Bay’s single-family market was more selective during the period.
- Closed sales declined 11.11% to 24
- New listings declined 32.65% to 33
- Available inventory declined 23.53% to 13
- Months of supply declined 13.97% to 6.50 months
- The average sale price declined 38.88% to $3,070,625
The sharp decline in average sale price requires context.
With only 24 transactions, the average can change dramatically based on the mix of properties sold. A year containing more newly constructed, extensively renovated or exceptionally located residences can produce a considerably higher average than a period with fewer trophy-home transactions.
The report does not establish that every Pelican Bay single-family home lost 38.88% of its value.
A reliable valuation requires a property-specific review of lot position, architectural quality, age, renovations, condition, views and recent comparable sales.
What the Report Means for Pelican Bay Sellers
The best selling strategy depends on the property category.
Villa owners
With only four villas available and 1.07 months of supply, villa owners may be entering the market with unusually limited competition.
Condominium owners
Sales increased in both condominium categories while inventory declined. However, buyers continue to compare buildings carefully. Condition, view, assessments, reserves and renovation quality will strongly influence the result.
Single-family homeowners
The single-family segment requires particularly precise positioning. Lower inventory can benefit sellers, but softer transaction volume and substantial variation between homes make aspirational pricing risky.
Across every category, the strongest launch should include:
- Building- or neighborhood-specific pricing
- Professional photography and video
- Accurate presentation of renovations and improvements
- Clear condominium financial and assessment information
- Digital exposure to local and relocating luxury buyers
- A concentrated launch strategy during the opening weeks
What the Report Means for Pelican Bay Buyers
The report provides buyers with two very different environments.
Villas are extremely supply constrained. A buyer seeking this property type should have proof of funds or financing prepared and understand recent comparable sales before the right opportunity appears.
High-rise buyers generally have more selection, with 7.74 months of supply. That does not automatically guarantee a substantial discount, but it can provide more time to compare buildings, views, conditions and association finances.
Low-/mid-rise condominiums occupy the middle ground. Sales increased significantly, but 5.42 months of supply still provides a reasonable level of choice.
The strongest negotiating opportunities are usually property specific. Market time, condition, prior price reductions, assessments and seller motivation can matter more than the community-wide average.
Bay Colony Market Update
Bay Colony’s smaller transaction counts make its percentage changes more volatile, but the report still reveals a significant contraction in available supply.
Bay Colony single-family homes
- Closed sales increased 133.33% to seven
- New listings increased 60.00% to eight
- Inventory declined 50.00% to three
- Months of supply fell 78.57% to 5.14 months
- Average sale price declined 42.23% to $8,125,000
The change from three to seven sales produced a substantial percentage increase. With such limited transaction counts, property mix can dramatically affect the average sale price.
Bay Colony villas
- Closed sales declined 57.14% to three
- New listings declined 60.00% to four
- Inventory declined 66.67% to one
- Months of supply fell 22.22% to four months
- Average sale price declined 2.22% to $4,466,667
Only one villa was available, but the small number of annual sales means individual transactions can materially alter the reported percentages.
Bay Colony condominiums
- Closed sales increased 3.23% to 32
- New listings declined 21.15% to 41
- Inventory declined 41.67% to 14
- Months of supply fell 43.49% to 5.25 months
- Average sale price declined 19.88% to $4,731,406
Bay Colony condominiums demonstrated relatively stable transaction volume while inventory contracted substantially.
Are Pelican Bay Prices Declining?
Average prices declined across the property categories included in the report, but an average-price decline is not equivalent to uniform depreciation.
Changes in the composition of sales can materially affect averages. This is especially relevant in Pelican Bay and Bay Colony, where differences in view, building, floor height, renovation and property size can account for millions of dollars.
The report demonstrates that buyers completed more villa and condominium purchases despite the lower averages. That combination suggests improved transaction liquidity rather than a simple collapse in demand.
Is It a Good Time to Sell in Pelican Bay?
For many owners, particularly villa and condominium owners, the combination of stronger sales and lower inventory may create an attractive opportunity.
However, the appropriate decision depends on:
- The property type
- The individual building or neighborhood
- Current competing listings
- Recent comparable sales
- Renovation and condition
- Assessments and association finances
- The owner’s timing and objectives
A property-specific analysis is essential before establishing a pricing or marketing strategy.
